Welcome to the Summer 2025 pool season! See below for information on pool passes, hours of operation, and the full list of pool rules for safe enjoyment of the pool this season.
The following substantial changes have been made to the pool rules in the 2025 pool season.
Tenant registration: Owners who rent out their properties can reassign their pool privileges to tenants. Tenants and owners cannot both be registered to use the pool at the same time.
Registration: Farmwell Hunt will hold an in-person registration drive at the Clubhouse on May 17 from 1 to 3pm to help residents complete or validate their pool registration. Details on the registration process, the maximum number of persons in a household, and the required documentation for registration, can be found in the pool rules. All members of the household should have photos.
Guest policy: Residents will have 10 complimentary guest passes for the season associated with their account. More guest passes can be purchased online using the Cellbadge mobile app. Households can bring a maximum of 10 guests per day into the pool. Pool waiver: A signed pool waiver must be on file for the household for the pool season. The pool waiver will be part of the online registration process. If you have an existing online registration, there will be paper copies available to sign at the lifeguard station.
Farmwell Hunt uses an electronic pool pass system to ensure the safety and security of those using the pool. If you are a homeowner in Farmwell Hunt and have signed up for a pool pass online in previous years, you will not have to sign up again this year. If you are a new resident, a tenant renting in Farmwell Hunt, have additional family members living with you, or have never signed up for a pool pass previously, you will need to register for an electronic pool pass.
Residents must be in good standing with the Association before pool passes may be issued. Pursuant to Section 12.1(h) of the Declaration, Section 4.1(20) of the Bylaws, and Section II.D of Policy Resolution No. 08-01, no pool pass shall be issued to any Owner if any assessment against their Lot remains unpaid for more than thirty (30) days. Additionally, pool pass privileges may be suspended for a period of up to sixty (60) days due to violations of the Association’s governing documents or Rules and Regulations. Such violations include, but are not limited to, failure to maintain the property, unauthorized parking, or failure to obtain prior HOA approval for architectural modifications, as set forth in the Association’s published Rules and Regulations. To ensure equal access for all residents, Farmwell Hunt has implemented a new guest pass policy for the 2025 pool season. Every resident will have 10 complimentary guest passes issued on their account for the pool season. A guest pass will be used whenever a resident brings a non-resident into the pool; therefore, a guest pass is used per-person, per-visit. Additional guest passes can be purchased and made available for use immediately via the Cellbadge mobile app for $5 each plus the credit card processing fees of our vendor. There is no limit to the number of guest passes you can purchase. Unused passes, whether paid or complimentary, do not roll over from one pool season to the next. A household can admit up to 10 guests per day. All guests must sign a pool waiver to be admitted.
Residents are encouraged to download and install the Cellbadge mobile app on their cell phones to track their pool guest passes. The number of available passes will be prominently displayed on the app, and residents can purchase more passes through the app. The app is available through the Apple or Google app stores.
Memorial Day Saturday (5/24) until Loudoun County concludes their school year (6/13):
Schooldays 5:00 pm - 8:00 pm
Non- Schooldays 11:00 am - 8:00 pm
Once Loudoun County public schools conclude their school year (6/14) until they return to full session (8/20):
Daily 11:00 am - 8:00 pm
Once Loudoun County begins their school year (8/21), until Labor Day Monday (9/1):
Schooldays 5:00 pm - 8:00 pm
Non-Schooldays 11:00 am - 8:00 pm
The pool will close early at 6:00 pm on July 4th and September 1st.
The pool operating staff will control entry to the pool. Everyone must check-in with the lifeguards before entering the pool area. The lifeguards have the final discretion on whether a person is admitted into the pool area. The on-site attendant(s) and the HOA board members have the immediate authority to act on any situations not specifically covered by these rules.
Anyone using the pool does so at his or her own risk. The Farmwell Hunt HOA is not liable for personal injury or loss/damage to personal property.
Permitted Users and Entry:
Registration: Validated online registration, including a photo and a signed waiver, is required for residents in order to use the pool.
Entry is restricted to Farmwell Hunt residents and authorized guests during posted pool operating hours.
Any person who cannot safely swim without supervision must be accompanied and actively supervised at all times by someone with demonstrated swimming skills. Lifeguards may request to assess an individual’s swimming ability to ensure they may safely swim without supervision.
A “non-swimmer” is any person using a personal flotation device. Non-swimmers must at all times be within arm’s reach of their supervising persons. Pool attendants may refuse the attendance of individuals who cannot safely swim without supervision and non-swimmers who are not accompanied by a supervising person.
Guests: All guests must be accompanied by a Farmwell Hunt resident with demonstrated swimming skills and with enough guest passes available on their account. Every guest’s entrance into the pool area deducts one guest pass on the homeowner’s account. A maximum of 10 guests may be admitted per household per day.
Pool access will be suspended immediately on-site at the discretion of the pool management company attendant or by the HOA for misconduct or noncompliance with the pool rules and regulations Residents will have the opportunity to request a hearing before the Board prior to the revocation of their passes, ensuring due process.

Health: Entry will be denied to anyone with any of the following conditions: communicable diseases, wearing bandages, skin abrasions, coughs, colds, severely inflamed eyes, infections, open sores, excessive sunburn, or nasal and/or ear discharge.
All residents and guests are required to enter and exit the pool though the clubhouse restrooms. The gate on the pool enclosure is for emergency access only.
